In a design and build contract, the architect's role can vary. They might be involved in the early stages of conceptual design before the contractor is appointed, or they may be excluded entirely, with the contractor handling all design work. If the architect is involved, they typically provide preliminary designs, which the contractor then develops into working drawings, ensuring compliance with regulations. They can also act as a contract administrator, ensuring quality control and managing the project's progress.

Sepia Group Architecture & Build can offer the full design and build delivery on most projects. In this situation, we offer a 'design led' design build rather than a 'contractor led' design build which ensures no design principles or solutions are diluted unacceptably due to cost pressures a main contractor can find themselves in. In effect, the 'architecture' arm is the principle contractor and designer in this scenario.
