Redshank is a spacious four-bedroom, five storey villa positioned on the East Looe river and within a ten-minute easy walk of the town, showcasing 180-degree uninterrupted estuary views. The spectacular and far-reaching vista looks towards West Looe and Deerpark Wood opposite. It is directly west facing and affords maximum daylight and dramatic sunsets.The villa has direct river facing terraces to all three top levels, to every bedroom and to the living, conservatory, kitchen and dining areas; these terraces all overlook the estuary and woods opposite. There is also a top floor rear (east) facing garden with that takes in the morning sun, although it is quite steep and doesn’t lend itself to being an outright amenity space.

3. Parking and electric car charging details
Redshank is accessed from Sandplace Road. It has off street parking and a garage, and the external stair connects it to the first floor entrance level. Alternatively, there is access up through the garage too, so if you wanted to bring your luggage through that way, then you can.

5. Holiday let house rules
We have spent a great deal of effort, time and money making this property a luxurious holiday let. It is imperative that you please give both the property and the management/changeover team the respect they deserve. We are happy to entertain pets (we have three dogs ourselves), but we also know that pets can be messy and destructive.The reason we ask for a deposit is to protect our property from abuse, and we therefore ask that you leave the property as you found it. It should be clean, have all your rubbish and recycling removed, all crockery and cutlery cleaned, and the house must be free from damage and mess. Furthermore, pets are not allowed on any of the furniture as we want to keep the place looking good, ensuring any future guests enjoy the same pleasures you have. Failure to observe these reasonable rules will result in the loss of part or all of a deposit depending on the level of misdemeanours. This extends to cigarette butts or dog faeces on the terraces or in the rear garden. If you wish to discuss these matters further, then we would ask you call us directly please. We thank you for your anticipated cooperation.
Please encourage your dog to toilet in the rear garden where the plants are, and please ensure you immediately bag up any faeces. However, if they do toilet on the terraces, please make sure you immediately dilute down urine with warm water to ensure smells do not fester and that the terrace doesn’t accumulate urine stains due to its acidity.
6. Property information and facilities
All bills are included, free Wi-Fi is provided and a maximum of two pets are welcome to stay without an additional charge. The villa sits 23 metres up from the estuary, and comes with off street and garage parking for three cars. There is also an electric vehicle charging point within the garage. Please note that the house has 4 flights of stairs from bottom to top, and anyone with mobility challenges or very young children may find this a difficult house to use.
7. Household Items
All the appliances have instructions that are placed in a folder in the kitchen, or in the case of the washing machine and dryer, in the utility room.
8. Heating & Hot Water
The house operates off roof mounted PV panels, inverter batteries, air source heat pump and rainwater harvesting. It is a super-efficient house and hardly needs heating, even during the coldest spells. The hot water and heating system is on 24 hours and you will not need to adjust it. The thermostats on the wall allow you to increase or decrease the controls for the area you are in, but they are on a time programme and will revert back to that schedule at some point.
9. Holiday let health and safety
There are retractable fabric stair gates in place, and there is a fire blanket in the kitchen. All smoke detectors and the kitchen heat detector are hard wired with a battery backup. The stair well lights throughout the building are motion detectored so you will not have an issue with wayfinding lighting in the circulation areas. The external stair lighting is also motion detected.
10. Recycling information and bin collection days
Bins and recycling will be removed by the changeover team, but it should left under the external stairs behind the timber gate on the drive.
11. Local information guide
Head out onto the golden sands of Looe Beach and enjoy paddling in the sea, before exploring the town’s selection of charming cafés and local shops. Looe is very much a traditional seaside town. Walk along the South West Coast Path and you will reach neighbouring Polperro where you'll find a picturesque Cornish village nestled in a little bay.Looe Island attracts huge numbers of migratory birds and is a magnet for bird watchers and nature lovers. Cycle hire is available here to continue adventuring along the coast.The shuttle train runs up to Liskeard and connects with the main line between Paddington and Penzance. Plus there are direct bus services from Looe to Liskeard, Polperro and Plymouth.
12. Check in/out instructions
Arrival at any time after 1600hrs.Depart any time before 1000hrs.The key is always left in the combination lock in the refuse store under the external stair. I will text you the code once your security deposit has been received, and no later than on your day of travel. Please ensure you put it back into the combination lock when you leave. The above times assume that arrival and departure dates are changeover days for the property and give reasonable time for the house to be cleaned and prepared. If the house is not rented by other persons on your arrival/departure date, then we can potentially agree (nearer the time), earlier check-in and later checkout times to suit your requirements.
13. Deposit
A payment of a £500 security deposit should be made by electronic bank transfer to the account below at least SEVEN DAYS prior to your holiday commencing. The deposit will be returned to the account it was received from as soon as your holiday is over, and once we have confirmation from the changeover team that there are no issues in line with the conditions in this document.
