Some buildings are just not suitable for conversion or renovation due to a variety of factors, from foundation strength or plot size to internal layout, which cannot be altered for technical reasons. The main benefits of new build are modern standards, including its thermal performance and renewable energy sources. A new build will save a fortune in energy costs by way of less consumption, but it will also have such high U values that it will ensure its energy performance should always be A rated. New plumbing and services will allow the building an extended lifespan, and using the most up to date building products will future proof it.

It may also be an option to adopt a hybrid strategy where the external façade is retained but the entire internals are gutted and built as new. This can be an option in conservation areas or with listed buildings that have interior layouts that just don't work anymore; it is also a good option where permitted development rights are adopted to convert commercial buildings into residential.
