
Party walls are shared walls between neighbouring properties.
A Party Wall Agreement is not always necessary. If your neighbour agrees to your proposed building work, you may not need a formal agreement, but you must still give them written notice. A Party Wall Agreement is required when you're doing work on or near a party wall that your neighbour disputes, or does not respond to your notice within the required timeframe.
If your neighbour agrees to the work in writing, you don't need a formal agreement.
You must give your neighbour written notice of your proposed work, usually between 2 months and 1 year before starting.
If a dispute arises, you'll need to appoint surveyors (either together or separately) to reach a "Party Wall Award," which is a legally binding agreement​.
